An apartment in the Patria estate: Is it a good idea to live in the Powiśle district of Warsaw?
Powiśle is a district which is home to one of the best residential locations in Warsaw. This is where you can find beautiful, old tenements, post-war modernist estates designed by such renowned Polish architects like the Hansen duo and top-class modern apartment houses. No Wonder that in the recent years, prices of apartments situated in Powiśle have considerably gone up. This is certainly due to the excellent location of the district, namely between the Śródmieście district and the Vistula, closeness to the strict centre of Warsaw and many parks.
Some history
Pre-war Powiśle that comprises Solec, Powiśle and Mariensztat sub-districts used to be a district partly industrial partly residential and it also functioned as a river port area. It was inhabited by unqualified workers, craftsmen, fishermen and street girls. It was also one of the poorest districts of Warsaw and nobody who was not forced to live there, did not.
The status of Powiśle changed as WW II broke out and this area was destroyed by the Germans during the Warsaw Uprising. Powiśle was in ruin and almost nothing was left of its buildings, and became the burial ground for hundreds of insurgents and Berling Army soldiers as well as thousands of civilians who died during the uprising.
However strange it may sound, the destruction of Powiśle gave it a new lease of life. Modernist estates such as Ludna and Torwar were erected on the ruins as were many public utility buildings, parks and green areas set up. Owing to these developments, the Powiśle Czerniakowskie (southern part of the district) became a “garden city” of sorts, while the industry was no longer a primary source of income there.
An apartment at the Patria
Patria is an estate comprising four luxury apartment houses, erected on the site of a former circus (the circus building was actually a flop and was only used for one season in the 1970s). The Kruczkowskiego street where Patria stands is an excellent location – it is close to Plac Trzech Krzyży, Al. Jerozolimskie and the Rydz-Śmigły Park. Modern, elegant architecture blends well with the green surroundings.
This is where the apartment that was recently listed for sale in my company is situated. The apartment is almost 175 m2 large and it was designed by a well-known architectural firm. This made it a truly exceptional space combining tradition with modernity. It has high-end fittings and is furnished with the best home and kitchen appliances there are.
The new owner will be able to avail himself or herself of a functional daytime zone (a spacious living room opening onto a terrace and a kitchen with a dining room) and a private zone (master bedroom with an ensuite bathroom, a second bedroom and bathroom and a balcony overlooking the patio).
The price tag? PLN 3,120,000.
