Is it worth living on upper floors?
The Cosmopolitan in Warsaw is one of the best examples of residential high-rises. Luxurious apartments can be found on floors 8 and upwards, but you can also purchase an apartment on the 40thfloor. What makes tall buildings like this one so popular among the more affluent clients?
Prestige and luxury
First of all: prestige and luxury. Apartments available in similar buildings are usually large and expensive (the price per square metre may be up to a few times higher than elsewhere). There are few people who can afford such a place. The high price is also connected by a prime location – such high-rises are most often erected in city centres.
The views
Secondly: the views. The higher, the more beautiful the vista of Warsaw and since the number of skyscrapers in Warsaw is limited, if you are living higher than on the 20thfloor, you can enjoy a practically unobstructed panorama of the Polish capital. It is also quieter there – the distance from the ground makes a difference and the city buzz is lost somewhere below.
Great natural light
Thirdly: excellent natural light which is of fundamental importance in our geographic location, especially in the winter when the days are short. The brightness of apartments in high rises is also connected with the size of the windows, as very often the exterior walls are glazed from floor to ceiling.
Privacy
Fourthly: privacy. Warsaw is getting more and more dense in terms of real estate developments. In the city centre, new buildings keep being erected where there was a park or empty spot not long ago. This translates in the loss of privacy of the city inhabitants if a building is constructed right in front of their windows. However, this is unlikely to happen in the case of high-rises.
An incredible apartment
My company has recently listed a few beautiful apartments located at very high floors. Today, I would like to tell you more about one of them.
The apartment is located on the 37th floor of the Cosmopolitanand has an area of 165 m2. I have already written a post about the merits of the building itself, but let me just remind you of some key facts:
- The Cosmpolitan is a luxury 160-metre tall apartment building with 44 floors; residential apartments are located on the 8thfloor and upwards, the ground floor is occupied by shops and restaurants, and there are offices and service outlets on floors 1 to 3;
- The concierge service is available 24/7, which makes it possible for the residents to have many things arranged for them (booking a table at a restaurant, buying tickets to the theatre, ordering a repair service of the washing machine or arrangements for a babysitter);
The building has a recreation zone available to residents only featuring a gym, sauna, Jacuzzi, a club and bar, a snooker table and an arranged terrace.
The apartments itself is composed of a huge living room with a kitchen, 3 bedrooms and 2 bathrooms. This corner apartment offers beautiful views and it was finished to a top standard. The floors are covered with oak planks, and marble is laid in the bathrooms. The apartments is also fitted with the HMS management system which controls the lighting, air-conditioning, shutters and television. The enormous windows that can be opened provide fresh air and make the apartments very bright.
The price? PLN5,800,000.
