Location, location, location or a fantastic apartment in the Warsaw downtown

Usually, when buying a new property we take into account a number of different factors. A high standard of the furnishings, the year it was built, the surrounding infrastructure and location are just some of them. If someone asked me which of these factors is of fundamental importance, in my capacity of a real estate broker with more than a dozen years of experience, I would say it is the location.

The location greatly affects the price of real property. The square metre price of an apartment in Białołęka will be much different to that of a centrally located one. The difference may be as high as a few dozen per cent. This is why, when considering buying real property, it is always a good idea to find out about the merits of the location. Is it the city centre? Is the property located in a green district? Is the commute with the other districts convenient? Is the surrounding infrastructure sufficient to meet the needs of future residents? These are the questions to ask yourself.

One good example of an apartment with a prime location is the one you can find on the website of my company Crystal House. It is a beautiful 180-sq. m penthouse with a square terrace offering a breath-taking view of the city panorama. The apartment is housed in the “Warecka” residence at Baczyńskiego St., at the back of Nowy Świat street.

The location at Baczyńskiego street permits you to benefit from everything the city has to offer. It is within walking distance to any site in the centre of Warsaw. Cinemas, theatres, museums, the best restaurants, luxurious stores and popular coffee shops can all be found within a 2 km radius.

The building itself is an example of excellent architecture that seamlessly blends into the historical context of the district. The façade is an obvious reference to the best inter-war architectural styles. The small development is at a safe distance from the big city buzz.

The penthouse offers top finishing standard and high-end kitchen and home appliances but also has a great layout and an incredible roof terrace spanning an area of nearly 90 sq. m (it can be accessed from the spacious and bright living room). The apartment has three bedrooms (two with en suite bathrooms), a kitchen and dining room, guest toilet and a storage room.

The price of the property is PLN 6,500,000.
