Not long ago, today’s Miasteczko Wilanów district used to be land covered with meadows and bushes. The area situated along the road to Powsin was a venue for picnics for the locals. All this changed when in 2002 a real estate developer started construction of the first apartment buildings on the land purchased from the Warsaw University of Life Sciences. This is how the history of the estate known as Miasteczko Wilanów began. I myself live here and interesting listings of properties in this area keep cropping up at my agency Crystal House.
A well-designed housing estate
Miasteczko Wilanów has been a very well-thought-out urban plan ever since from the start. It was designed according to a masterplan, owing to which subsequent parts of the huge estate matched the earlier developments. The concept for the “Wilanów City” was authored by architect and urban planner Guy C. Perry. A cohesive structure of the estate was to be self-sufficient and it was supposed to have the right number of shops, service points, schools and culture centres as well as clinic and the core idea was to build a city within a city.
The plan of the streets in this area is based on the composition and landscape axes of the Wilanów district (Al. Wilanowska, ul. Klimczaka, Oś Królewska and Al. Rzeczpospolitej) which form the so-called hen’s paw; while the dominant elements of the area are the Wilanów Palace to the east and the Divine Providence Church to the west. Buildings here can be up to 20 metres high, and their exterior must refer to the Wilanów Palace and Park complex.
