Opera II: A take on luxury
What makes a given real property considered luxurious? Location, finishing standard of the common areas, finishing standard of the apartments, surrounding infrastructure, the vicinity of a park, views, peace and quiet are the most crucial characteristics it seems.
Luxury properties in Warsaw started cropping up soon after the regime transformation in the 1990s. Real property developers that were executing construction projects at the time included Echo Investment, Spółdzielnia Mieszkaniowa Vistula and Dembud. Driven by the motto “location, location, location” the developers were erecting upper standard buildings in top locations across Warsaw and the most prominent examples of the trend include Melody House at Al. Szucha or Nalewki 8 (both developed by Echo Investment), as well as the building at Podchorążych 71 (Spółdzielnia Mieszkaniowa Vistula). The latter property is still one of the most prestigious and sought-after apartment buildings in Warsaw primarily owing to its close proximity to the Royal Łazienki Park and incredible views from the apartments.
Over the next decade the Warsaw real property market was growing rapidly and buildings such as Villa Monaco at Cybulskiego St., Multico Residence at Bitwy pod Rokitną St., Mondrian House at Ludowa St., Morskie Oko at Ludowa St., Myoni at Narbutta St. or Opera Residence I and II at Niecała St. These were the first residential buildings in Warsaw with a private indoor swimming pool and high-end finishing standard. The price per square meter could go up to USD 2,500. Currently, the price per meter is over PLN 40,000!
